How to track house rent without a paper register
· 1 min read
Most landlords in Dhaka still keep rent in a khata (register). It works — until a tenant disputes a payment, a caretaker forgets an entry, or you need to know what a building earned last year.
A 4-step monthly routine
- On the 1st: rent and service-charge bills are created automatically for every occupied unit.
- When meter readings arrive: enter electricity, gas and water for all units on one screen.
- When tenants pay: record the payment (cash, bKash, Nagad or bank). A receipt is ready to print or share.
- After the due date: send reminders to everyone who hasn't paid with one click.
What you get at month end
| Report | Answers |
|---|---|
| Collected vs expected | Did I collect everything I billed? |
| Outstanding by tenant | Who owes me, and for how long? |
| Property cash flow | What did each building really earn after expenses? |
Tip: give your caretaker a login with limited permissions, so payments are recorded the moment they happen.
